Montenegro, in perspective

Between mountain
and open water.

Boka Bay and the Adriatic coast give each place its own scale, light and rhythm. Understanding that setting is part of understanding the project.

Two settings

A town above the bay.
A hotel at the water.

Royal Town Kotor is a residential development in Kavač, in the Kotor area. Royal Collection is a beachfront hotel in development in Kumbor, on Boka Bay.

Their settings are distinct. The wider region offers historic waterfront towns and coastal destinations, each with its own relationship to the projects.

The bay, slowly

Places with their
own character.

Stone façades, waterfront promenades and steep mountain slopes form the visual language of Boka Bay. The experience changes as you move around its shore.

The places below form a regional perspective, rather than a list of immediate neighbours or promised travel times.

Five destination notes

01 · Inner Boka Bay

Perast

A compact stone waterfront town on the inner bay, with the mountains rising behind its façades. A place to experience the bay at walking pace.

02 · Inner Boka Bay

Risan

Farther around the inner bay, Risan offers another perspective on the water and the surrounding slopes. It belongs to the bay's historic coastal landscape.

03 · Kotor Bay

Kotor

The walled old town sits beneath a dramatic mountain backdrop. Royal Town Kotor is in Kavač, in the wider Kotor area, rather than within the old town.

04 · Adriatic coast

Budva

On the open Adriatic coast, Budva brings a different coastal setting: a historic old town, beaches and a more urban seafront. It is outside Boka Bay.

Sveti Stefan

South of Budva, the distinctive island settlement gives this stretch of the coast its familiar silhouette. It is a separate coastal destination from the project's bay settings.
